The Zoning Hearing Board consists of three residents and an
alternate who serve the township on a compensatory basis and are
appointed by the Board of Supervisors to serve a three-year term.
The purpose of The Zoning Hearing Board is to assure fair and
equitable application of the zoning ordinance. It hears and decides
upon appeals from a decision or determination of a zoning officer in
connection with the Zoning Ordinance, and may grant Special
Exceptions and Variances from the terms of the Zoning Ordinance in
accordance with previously established criteria. The Board is a
quasi-judicial body and may not make or modify the zoning
ordinance. The Board schedules hearings upon the receipt of
applications and appeals within 60 days, considers sworn testimony
and evidence that is transcribed by a stenographer, makes a finding
of facts and issues an order of its written decision within 45 days
of a hearing. The Zoning Hearing Board appoints its own Solicitor
independent of the Township Solicitor.

Planning Commission
The Planning Commission consists of nine
residents who serve the township on a voluntary basis appointed by
the Board of Supervisors for four-year terms, which expire at
staggered intervals. The purpose of the Planning Commission is to
serve in an advisory capacity to review subdivision and land
development plans and makes recommendations regarding these to the
Board of Supervisors. The zoning ordinance, subdivision and
land development ordinance, regional comprehensive plan and the open
space plan are used as requirements, standards and guidelines in
making these recommendations. It also advises the Board of
Supervisors on planning issues and suggested amendments or revisions
to the aforementioned ordinances, plans, and official map. The Historical
Resources Inventory Sub-Committee was re-incorporated within the Planning Commission.
